Terms and Conditions
The contract is for a short-term holiday rental of the property specified on the booking form made between the guest and the owners of Plum Tree Cottage (“the owners”), Hawthorn Projects (UK) Ltd, binding from such time that booking is made and inclusive of all the following conditions.
By making a booking the guest contracts on behalf of himself/herself and all those in his/her party and represents that he/she has the authority to accept these conditions on behalf of and binding upon all guests in his/her party.
Bookings are accepted on the understanding that the property is taken for holiday purposes only and that, excepting babies, the number of people in each property is limited to that entered on the booking form.
A maximum of two guests are permitted to stay in the property.
If the guest and any friends or family of the guest visiting the property while the guest is staying there must adhere to the conditions of the contract, including the rules and procedures contained in the information folder provided in the property. If inviting friends to visit the guest must first seek the permission of the owners.
Bookings cannot be accepted from persons under 18 years of age.
No bookings are valid until confirmed by the owners in writing.
A Guest requiring a booking to be altered once the booking has been confirmed will be charged £50.00 if a revised confirmation is required.
The owner’s have compiled the information within the brochure and on our website as accurately as possible at the time of going to press, however, information, services and facilities may be altered or withdrawn for reasons outside the owner’s control, in which case the owner is unable to accept responsibility. The owner’s make every effort to ensure that the property details supplied are accurate however mistakes may occur from time to time, and confirmation should be requested by the guest prior to booking.
The Booking Conditions will apply to all confirmed bookings.
These website Booking Conditions supersede all previous revisions.
In the event of any conflict between these booking conditions and any other contents of any
brochure or website, these conditions shall prevail.
Plum Tree Cottage requires a three (3) night minimum stay. Longer minimum stays may be
required during holiday periods. If a rental is taken for less than three days, the guest will
be charged the three-night rate.
A deposit of 50% of the cost is payable on booking if the booking is made more than four weeks before the start of the rental. Bookings are provisional until a deposit is received and are held for 48 hours. The balance shall be payable four weeks before the commencement of the rental.
Non-payment of the balance of the rent on or after the due date may be construed as a cancellation of the contract by the guest.
In the event of a cancellation the total cost is payable.
Any cancellation made by the guest for whatever reason shall be in writing and addressed to the address on the website. On receipt of the notice of cancellation the owners will seek to re-let the property for the period of booking. If a re-letting is achieved, the owners will refund money already paid by the guest less rent for any part of the period which was not able to be re-let and less an administrative charge of £50.
Early departure does not warrant any refund of rent.
The guest is strongly advised to take out holiday cancellation insurance.
A security deposit of £150 is required. This must be received within five (5) days of
booking the cottage. The deposit automatically converts to a security/damage
deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully
refundable within (14) days of departure, provided the following provisions are met:
• No damage is done to property or its contents, beyond normal wear and tear.
• No charges are incurred due to illegal activity, pets or collection of rents or
services rendered during the stay.
• All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are
• All keys are returned.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• No early arrival or late departure.
• The renter is not evicted by the owner (or representative of the owner) or local
Period of Rental
Rentals for Plum Tree Cottage commence at 3.00 pm on the day of arrival and terminate at 10.00am on the day of departure.
The arrival time should be arranged in advance. The guest should arrange an estimated time with the owners and inform them of any changes to that time to ensure somebody is available to show the guest into the property.
Right of Entry
Whilst respecting the reasonable privacy of the guest, the owners of Plum Tree Cottage reserve the right to access all properties at all times, if necessary, for repairs and emergencies.
Care of the Property
The guest shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period.
When the wood burner is lit, please ensure that children are supervised at all times. Make sure the fire is extinguished before going to bed, using the ground floor sofa bed or leaving the property. To maintain the efficient operation of the wood burner and flue pipe, please only use the seasoned wood provided by us, do not burn any other materials. Never leave the fire unattended. The use of candles inside or outside plum Tree Cottage is strictly prohibited. Turn off all electrical appliances before going to bed and close all doors.
Plum Tree Cottage is on a septic system and during the summer the tank may have an odour.
The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, the guest could be charged damages of up to two hundred pounds (£200) to clean the system.
Breakages or Damage
The guest is required to inform the owners of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next guest.
The guest is bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the guest.
Rules and Procedures
Guests are required to observe the rules and familiarise themselves with the procedures contained in the information folder provided in the property.
The guest’s right to occupy the Property may be forfeited without compensation if:-
1. More people or pets than declared at the time of booking or before the commencement of the holiday to the agency and/or the number the Property holds, attempt to take up occupation.
2. Overnight guests are entertained without the Owners express permission.
3. Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance.
4. Smoking in a designated “No Smoking” property.
While linens and bath towels are included in the cottage, daily maid service is not included in the rental rate. The owner’s do not permit bath towels or linens to be taken from the property.
Access to the river bank will be denied during periods of heavy rainfall.
Children are not permitted to use the river bank unsupervised.
Smoking is not permitted anywhere inside Plum Tree Cottage or in the grounds.
A maximum of two dogs are permitted in Plum Tree Cottage subject to prior arrangement with the owners and the following conditions apply.
Dogs are not permitted upstairs or on the furniture.
Dogs must not be left unattended in the cottage at any time.
Guests to bring all pet bedding required and towels for drying the pet when required.
Guests to ensure that any pet is clean and dry before allowing inside the property.
When out of the cottage the dog must be on a lead under the control of a responsible adult at all times. The guest must clear up after the dog promptly, whether in the garden or out on a lead on the estate, and dispose of bagged waste in an exterior bin.
The guest is responsible for any damage howsoever caused by their dog and liable to reimburse the owner for any replacement or repair thereby necessitated. The owners reserve the right to terminate the contract if the behaviour of the guest’s dog is considered unacceptable.
The owners of Plum Tree Cottage are not liable for any loss or damage to any guest’s property or any property belonging to a member of the guest’s party howsoever caused.
The guest or members of his/her party cannot hold the owners of Plum Tree Cottage liable for any personal injury/death howsoever sustained where the owners and/or their employees have used reasonable skill and care; and/or where caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision of children); and/or where caused by the fault of a third party, and/or where caused by an event that could not have been reasonably foreseen or avoided.
